An electrical distribution panel is the heart of a building's power system. Every circuit, every socket, and every piece of equipment depends on it. Over time, screw connections loosen from thermal cycling, dust and moisture accumulate on busbars, circuit breakers degrade, and residual-current devices lose their sensitivity. Without regular maintenance these small issues compound — the result is nuisance trips at best, and at worst overheated terminals, arc faults, or a fire in the panel enclosure.

Torudeabi 24 carries out scheduled electrical panel maintenance for apartment associations, office buildings, retail premises, industrial sites, and private houses across Tallinn and Harju County. Our licensed electricians (Licence TEL003775) inspect, clean, and verify every panel in line with Estonian electrical safety regulations, and hand over a written report you can file with your insurer and building owner.

What a Panel Inspection Includes

Visual and mechanical check: we open the panel, remove covers, and inspect busbars, terminal blocks, breakers, RCDs, contactors, and surge protectors for signs of heat damage, corrosion, cracking, or loose parts. Dust and debris are vacuumed out with anti-static equipment.

Thermal imaging: with the panel under normal load we scan every terminal and breaker with a thermal camera. Hot spots indicate loose connections or overloaded circuits long before they become visible to the eye — catching them early prevents the most common cause of panel fires.

Electrical testing: we re-torque screw connections to manufacturer specification, test RCD trip times and currents, verify insulation resistance, check earthing continuity, and confirm that breaker ratings match the cables they protect. Labelling is updated so every circuit is clearly identified.

Why Regular Maintenance Pays

A typical panel should be inspected every one to three years depending on load and environment. Panels in damp basements, industrial premises, or heavily loaded commercial buildings need more frequent attention; residential panels tolerate longer intervals. Skipping maintenance altogether is the single biggest cause of electrical fires in occupied buildings.

Insurance policies for apartment associations and commercial properties increasingly require documented electrical maintenance. Our inspection report — with photos, thermal images, measurements, and signed certification — meets the standard requested by Estonian insurers and simplifies any future claim.

Maintenance is also much cheaper than an emergency call-out. Replacing a single overheated breaker during a planned inspection takes minutes; dealing with a panel fire and the downtime that follows can cost thousands. We offer fixed-price annual contracts for associations and businesses, with free call-out included if a fault does occur between visits.
